Many Realtors will swear they don’t. I find them to be essential part of my business. Hosting Open houses allows me as the listing agent to understand the community being represented and meet and greet the neighbors.  Neighbors, who may just be curious about the house, can quickly spread the word around the community about the listing and I call them my ambassadors.  They often can add a warmth and sense of community to those at the open house that are not from the community. To me, an open house is an “Event” sort like a party at my clients’ home. I engage people in conversation, I build relationships. My Sellers love the effort that I put into the open houses. Open houses help me to keep a heart rate on the market and how my listing is performing at its peak. How can you get a true sense of the pro or cons of a listing from behind a computer screen or desk? I hear firsthand the comments some good and some bad. Hearing the objections helps me as the professional to discuss the concerns with the seller and address them quickly. Remember, it only takes one person to fall in love and buy it. Since buyers often scan the hot sheets looking at the Open houses first traffic is usually 5- 8 couples per weekend.  So my philosophy is the more traffic the better the chances of a sale.
