National Association of Realtors Conference and Expo in Anaheim California November 10-17 2011

Wyomissing- Bill Sands and Donna J. Brubaker of Sands & Company Real Estate located at 438 Douglass Street Wyomissing and members of the Berks Association of Realtors attended the conference in Anaheim California.

The National event was attended by over 20,000 members. The stellar attendance showed strong support for the institution of Home Ownership in America.

According to Dr Lawrence Yun, (NAR Chief Economist) and keynote speaker at the conference, predicted home sales would increase by 4% next year and prices would inch up by 2% by 2013. Home-sales growth has been flat this year, even though it couldn’t be a better time for consumers to buy because prices are still down-essentially under replacement value- and interest rates are at historical lows. He attributed the market conditions to rock bottom consumer confidence, and stringent underwriting requirements as major contributors to the condition.

NAR unveiled the RPR- REALTOR PROPERTY RESOURCE. RPR is a nationwide data base supplied by the MLS data offering for the first time a single source access to detailed information about properties, trends and demographics. RPR delivers the most robust and complete data about every parcel of property in the United States. Trend MLS and the NAR team are expecting to launch in the Reading Berks area mid December of 2011.

The RPR will detail historic and current views of every property, including public record and assessment information, prior transaction and sales history, zoning, permits, mortgage and lien data, neighborhood demographic and schools, as well as the largest database of foreclosure information by county in the industry today.

RPR allows Realtors interpret the information and apply it to analyzing listings, sales default and volume trends as well as other forecast models. Buyers and Sellers are turning to Realtors for interpretation and expert knowledge of the market and current trends and this data base accurately compiles everything in one place specific to our area Sands said.

RPR’s high touch valuation tools allow me to use my experience and knowledge of the local market and create a more detailed market analysis then ever before Sands added. One of the challenges in comparing one property to another is no two properties are alike, so property A has a spectacular view and Property B does not the system will allow the Realtor to refine the values for condition, upgrades, curb appeal, distressed or enhanced property features such as a great view. The system can calculate return on invest modules and other tools that brokers like myself that work with and encourage relocation to Berks County.
